What to Look For

A useful estimate should explain more than the coating name.

Look for clear notes about how the concrete will be prepared, how cracks and joints will be handled, what coating system is being installed, when the floor can be used, and what the warranty actually covers.

  • How the concrete will be prepared

  • Whether repairs are included

  • How moisture is evaluated

  • What coating layers are included

  • What texture or finish is being installed

  • When you can walk on it, drive on it, and fully use it

  • What the warranty covers and excludes

Questions to Ask

  • Prep is part of the product you are buying. Ask how the surface will be prepared before coating and whether that process is written into the estimate.

  • Most garage floors are not perfect. Ask whether crack repair and joint treatment are included, and whether any cracks or slab movement are excluded from warranty coverage.

  • Moisture is one of the issues buyers often do not see. Ask whether moisture is evaluated, what happens if there is a concern, and whether moisture affects warranty coverage.

  • Do not stop at “epoxy,” “polyurea,” or “polyaspartic.” Ask what each layer does and what is included in the estimate.

  • “One-day install” and “ready for full use” are not the same thing. Ask for walk-on timing, drive-on timing, and full cure timing.

  • Ask what the warranty term is, who backs it, what is covered, what is excluded, and whether moisture, cracks, slab movement, or commercial use affect coverage.
