Lifetime warranty on residential chip floors
Fortress Floors KC provides a lifetime warranty on residential polyurea/polyaspartic chip floor installations. Ask us for the written warranty terms when reviewing your estimate, including coverage, conditions and exclusions.
This lifetime warranty applies to the residential polyurea/polyaspartic chip system. For commercial projects or other flooring systems, confirm the applicable warranty terms for your project.
What does each garage coating estimate actually include?
Start with the work being quoted: the floor area, concrete preparation, repairs, coating system and finishing details. Then compare the price.
An epoxy, polyurea or polyaspartic label alone does not tell you which products are being used in each layer or what work is included.
The question to ask: “If I approve this estimate, what is included in the total, what is excluded, and what could change the price?”
Are both quotes covering the same surfaces?
- Compare measured square footage, rather than relying only on “two-car garage.”
- Confirm steps, vertical concrete edges, the entrance apron and where the coating stops at the garage door.
What happens before the coating goes down?
- Ask how the concrete will be prepared and whether old paint, sealer or an existing coating must be removed.
- Identify included crack and surface repairs, how joints will be handled, and any areas requiring additional assessment.
What if the slab needs more work?
- Ask how moisture concerns are evaluated against the proposed coating’s requirements.
- Confirm what happens if removal exposes additional damage or moisture treatment is needed, including cost and written approval.
Which products and finish are included?
- Request the basecoat, decorative-chip coverage and topcoat, including product names.
- Discuss color, surface texture, traction when wet and cleaning expectations. Ask what texture options are available.
When can you actually use the garage?
- Confirm who moves storage, shelving, refrigerators and other heavy items.
- Get separate return times for walking, replacing belongings and parking, plus full-cure guidance for the installed system.
What does the warranty cover?
- Read who provides coverage, whether labor and materials are covered, and how to request service.
- Check exclusions involving moisture, moving cracks, slab movement and use. Confirm payment and change-order terms too.
Compare the total for the same work
A lower starting price may exclude something another contractor has already included. Ask for those items to be priced before deciding.

Equal totals still do not mean equal proposals. Compare preparation, products, workmanship and written terms. If an allowance is unresolved, leave it marked “not yet priced” rather than assuming it costs nothing.
