Most KC hardwood floors can be refinished long before they need to be replaced. You're probably a candidate if the finish is worn through in high-traffic paths, there are deep scratches or gouges that won't buff out, pet stains or water marks have set into the wood, boards feel rough underfoot, or the color has faded and yellowed. If you're on the fence between refinishing and replacement, we'll tell you straight on the estimate visit — no upsell pressure.

The full sand-and-refinish process

For most jobs, we sand through the old finish, open the grain with progressive grits, apply your stain of choice, and seal with multiple coats of a professional finish. This is what people usually mean by "refinishing."

Screen-and-recoat, when it’s enough

If your existing finish is worn but the wood underneath is clean, we can sometimes skip the full sand and just screen + recoat. Faster, less intrusive, less cost. It's not always the right call — we'll tell you on the estimate visit if your floors qualify.

Dust-reduction equipment on every job

We use vacuum-integrated sanders that pull dust at the source. Your walls, cabinets, and HVAC stay clean. We still cover vents, doorways, and anything we can't work around — but you're not left with a week of cleanup.

How we price hardwood refinishing

We don't publish a square-foot rate because the right number for your floors depends on what your floors actually need — and that's something we size up on the estimate visit, not from a drop-down on a website.

What we do commit to: every quote is itemized. Labor, materials, stain, finish coats, and any prep work are listed separately so you see exactly what you're paying for.

Factors that move the number:

  • Square footage (larger jobs scale more efficiently per foot)

  • Condition of the existing floor - deep scratches, pet stains, or heavy finish buildup add sanding passes

  • Stain complexity - standard colors vs custom blends or multi-tone finishes

  • Finish type and number of coats
