Does your floor need refinishing or recoating?
Full sanding and refinishing
Sanding removes the existing finish and prepares the wood for a new stain or natural finish. Consider this when changing color or addressing wear that extends beyond the protective coating.
Enough usable wood must remain for sanding. Deep stains and damaged boards may need separate repairs.
Screen and recoat
Sometimes called buff and coat, this renews a compatible protective finish without sanding to bare wood. It does not change the stain color or remove deep scratches.

If your main concern is sanding dust spreading through the house, ask how it will be collected and how adjoining areas will be protected.
We use vacuum-integrated sanding equipment to collect dust at the source. Before starting, we discuss furniture removal, nearby surfaces and access through the work area.
This reduces dust during sanding, but it does not make the work completely dust-free. We’ll explain what preparation and cleanup are included in your project.
Hardwood floor staining and color changes
Full refinishing gives you the opportunity to change the floor’s color. Compare stain options on your actual wood beside your cabinets, trim and walls before choosing.
Wood species, existing discoloration and lighting influence the result. We confirm the selection before applying stain across the floor.
A natural finish without added stain is also an option. We can discuss how the protective finish will affect the wood’s appearance.

How much does hardwood refinishing cost?
Our refinishing packages are approximately $4.25–$4.50 per square foot, depending on the selected finish. Our scope includes three coats of protective finish. Removal, repairs, stairs and additional work affect the complete project price.

At $4.50 per square foot, 800 square feet calculates to $3,600 before additional work.

Choose the finish as well as the stain
We offer water-based and oil-based finish options. Water-based systems can preserve a lighter appearance and often allow shorter drying intervals. Oil-based polyurethane adds an amber tone and generally needs more drying time.

Questions before scheduling
How long does hardwood refinishing take?
Floor area, repairs, stain work and drying between coats determine the schedule. We discuss the sequence after assessing your floors. Completion, initial use and full cure are different milestones.
Can we stay home during refinishing?
It depends on the rooms, access and finish. Tell us if the work blocks your kitchen, bathrooms, bedrooms or only staircase. We discuss ventilation and arrangements for children and pets before scheduling.
When can furniture and rugs go back?
Walking, furniture, pets, rugs and cleaning can have different waiting periods. Follow the selected finish’s instructions and confirm the dates before arranging movers.
Can engineered hardwood be refinished?
Some engineered floors can be sanded; others have too little usable wood. Wear-layer thickness, previous sanding and condition determine the available options. We assess the floor first.
Can you restore hardwood beneath carpet?
Often, but removal can reveal stains, damaged boards or old repairs. Agree on removal and disposal, then how additional repairs will be assessed and approved.
Will sanding remove pet stains and dark spots?
Sanding may improve surface damage, but discoloration can extend deeper into the wood. Some boards may need replacement before the floor is refinished.
Can you refinish the stairs too?

After refinishing
Follow the return times provided for your selected finish. Walking on the floor, moving furniture back, placing rugs and cleaning may each have a different schedule.
Lift furniture rather than dragging it, and use clean felt pads under furniture legs. Keep the written care instructions so you know when and how to clean the floor as the finish cures.
