Can your hardwood be refinished?
Worn finish, scratches, and an unwanted color can often be addressed without replacing the entire floor. We first check the condition of the boards and whether enough usable wood remains to sand safely.
Deep stains, damaged boards, and moisture problems need a separate assessment. Some areas may require repair or replacement before refinishing. Sanding cannot guarantee removal of discoloration that extends deep into the wood.

Sanding back to the wood
Progressive sanding passes remove the old finish and prepare the surface for stain and protective finish. Repairs included in the scope are addressed as part of the preparation.
This is the route to consider when you want a different stain color or the wear extends beyond the finish into the wood.
When recoating may be enough
If the wood and stain remain in good condition, a screen and recoat may renew the protective finish without sanding to bare wood. It does not change the stain color or remove deep scratches.

Dust reduction and surface protection
We use vacuum-integrated sanding equipment to collect dust at the source and protect adjacent areas during the work.
Dust reduction is not dust elimination. Before starting, we discuss room access, furniture, nearby surfaces, and preparation responsibilities.
Color tested on your floor
Samples on the actual wood let you compare stain options with your cabinets, trim, and lighting. The same stain can look different on different wood and in different rooms.
We confirm the selection before applying it across the floor. A natural finish is also an option if you prefer the wood without added stain.

Choose the finish as well as the color
We offer water-based and oil-based finish options. Water-based systems can preserve a lighter appearance and often allow shorter drying intervals. Oil-based polyurethane adds an amber tone and generally requires more drying time.

Can we stay home during refinishing?
It depends on which rooms remain accessible and the finish being used. Tell us if the work blocks your kitchen, bedrooms, bathrooms or only staircase. Agree on room access, ventilation and arrangements for children and pets before scheduling.
How long will the project take?
Floor area, repairs, stain work and drying between coats determine the schedule. We discuss the sequence for your project. Completing the work and returning the floor to normal use are separate milestones.
When can furniture and rugs go back?
Walking, furniture, pets and rugs can have different return times. Follow the instructions for the finish installed on your floor, measured from the specified application stage. Confirm those dates before booking movers or putting rugs back.

After refinishing
Follow the return times provided for your selected finish. Walking on the floor, moving furniture back, placing rugs and cleaning may each have a different schedule.
Lift furniture rather than dragging it, and use clean felt pads under furniture legs. Keep the written care instructions so you know when and how to clean the floor as the finish cures.
